The IMS Mission Critical Facilities team is looking for a disciplined resourceful individual to assist in providing facility management for our 24/7/365 mission critical facilities in Annapolis, MD. The individual will perform various skilled and semi-skilled tasks in the repair, maintenance and operation of electrical, mechanical, environmental and fire/life safety systems. The individual will coordinate routine electrical, mechanical, fire/life safety and facility related preventative maintenance activities at the facility. The individual will constantly test, monitor, and evaluate equipment to ensure no downtime and will be responsible for providing 24x7 on-call support. This individual will be responsible for performing project management functions related to the installation of a generator system to provide backup power for the data center. Activities will include managing the day-to-day operational aspects of the project; ensuring project documents are complete, current, and stored appropriately; effectively communicating relevant project information to superiors, resolving and/or escalating issues in a timely manner.
Gathers and reviews data concerning facility or equipment specifications and organization or government restrictions to ensure consistency in the documentation of the relevant records.
Partners upon implementing new or modified plans in response to delays, bad weather, or site emergencies.
Inspects and reviews projects to evaluate compliance with building and safety codes, or other regulations.
Monitors building security and safety and recommends improvements to security procedures and protocols to ensure a safe workplace.
Participates in prebuilding assessments, such as conceptual cost estimating, rough order of magnitude estimating, feasibility, or energy efficiency, environmental, and sustainability assessments.
Participates in planning and scheduling facilities maintenance and repair activities to ensure proper functioning of facilities.
Plans, designs, and reconfigures equipment, machinery, buildings, and structures to ensure the optimal utilization of the organization's facilities.
Assesses and evaluates the physical space requirements of the organization and recommends plans to meet needs.
Gathers and reviews data concerning facility or equipment specifications, company or government restrictions, required completion date, and construction feasibility.
Reviews and estimates design costs including equipment, installation, labor, materials, preparation, and other related costs.
Ensures proper functioning of facilities through ongoing inspection and maintenance.
Conducts machine inventories and arranges disposal of obsolete or no-longer-required equipment.
Manages facilities contractor management process
Prepare critical updates and status reports for leaders
Provide project management and construction administration for facility projects
Coordinate with engineers, construction managers, contractors, and users, as appropriate
Preform ES&H Safety Training for sites as necessary
Provide 24x7 on-call support
Three or more years of related experience in mission critical facilities.
Experienced with 100 percent up-time, high availability, 7x24 operations and reliability issues for HVAC systems and electrical systems, including emergency generators, UPS/batteries, automatic transfer switches, secondary power distribution and other critical electrical equipment.
Knowledge of data centers, including environment controls, security systems, backup power systems, system monitoring and job automation.
Good knowledge of the issues associated with various data center related environmental systems, in order to independently direct appropriate responses to abnormal conditions.
Maintenance experience with data centers.
Ability to use drawings, specifications, shop math and various measuring and testing instruments.
Ability to physically access all spaces and systems to make quality inspections, including roofs and equipment rooms.
Completed OSHA safety training.
Ability to interpret and work with construction level AutoCAD drawing sets.
Proven ability to establish and maintain excellent working relationships with vendors and subcontracting teams.
Exposure to automated Facilities Management Systems and / or CMMS reporting.
Knowledge with OSHA Regulations
Knowledge with local building codes
PC and desktop applications competency including Microsoft Office, Project, Excel, PowerPoint, Google, Outlook, e-mail, etc. Familiarity with Visio and AutoCad.
College degree or institutional experience in facilities operations and maintenance.
Trade School, Trade license in electrical, mechanical or plumbing
This position requires a Bachelor’s degree in the appropriate discipline and 7 years of relevant experience or an Advanced degree in the appropriate discipline and 5 years of relevant experience. In the absence of a degree, 11 years of relevant experience is required.
Requires US citizenship or permanent residence (green card)
